The Roofs We See Around Passaic
Dundee and the streets near the old mill district hold some of the city’s oldest housing — wood-frame multi-family, tightly packed, and roofs that have been layered and patched by a long succession of contractors. Can my flat roof be recoated instead of replaced
Sometimes. If the membrane is intact, the seams are sound, and the insulation underneath is dry, a coating or a targeted repair can buy real years. If water has already got into the insulation, coating over it seals the moisture in and the roof keeps failing from below. We check for that before recommending either.
What's the difference between EPDM, TPO and modified bitumen?
EPDM is black rubber, durable and straightforward to repair. TPO is a white membrane that reflects heat, which can help with cooling costs on an upper-floor apartment. Modified bitumen is a torch- or self-adhered asphalt system that suits some roofs better than others. Which one is right depends on your roof’s condition, drainage, and how long you plan to hold the building — and we’ll explain the trade-off rather than just installing whatever we prefer.
Water is pooling in the middle of my roof. Is that normal?
No. A flat roof isn’t flat — it’s built with slight slope toward drains or scuppers. Standing water means the drainage is blocked, the roof has settled, or the insulation below has compressed. All three are fixable, but they’re different fixes.
