Elmwood Park and Fair Lawn
Post war capes, ranches and colonials, mostly asphalt shingle, many now on their second or third roof. The most common finding here is a roof at two or three layers where a fourth is not permitted, so the next job is a tear off rather than another overlay. Anyone quoting a fourth layer is either not counting or not telling you.
Paramus, Ridgewood and Teaneck
Larger homes, more complicated rooflines, and more architectural shingle, slate and cedar than the rest of the county. Valleys, dormers and multiple roof planes mean more joints, and joints are where roofs leak. Older Ridgewood housing includes genuine slate that should be repaired in kind rather than replaced in asphalt.
Hackensack, Garfield and Lodi
Dense housing, a lot of two and three family buildings, and a high proportion of flat and low slope roofs. The recurring problem is drainage rather than material failure. A flat roof built with a slight fall toward a drain stops working when the drain has twenty years of debris in it.
These are also frequently landlord owned, which means access has to be scheduled around tenants and the paperwork has to be itemized properly for the owner’s records and insurer.
