Roofing Contractor in Passaic, NJ

Welcome to The Prime Build Construction

Honest pricing with no hidden charges – Call today for your FREE estimate

Passaic is one of the most densely built cities in New Jersey, and that shows up on the roofs. Multi-family buildings, mill-era housing, small apartment blocks, mixed-use on the main corridors — and flat roofs almost everywhere. Very little of what we do in this city involves shingles at all. Flat roofing is a different trade from shingle roofing. Different materials, different failure modes, and a completely different set of things a contractor can get wrong. It also happens to be what we're best at, which is why Passaic is one of our busiest markets. Call (862) 374-7900 — we come to the building, get on the roof, photograph what's failing, and give you a written scope. No office visit, no sales appointment.

Roofing Services We Provide in Passaic

At Prime Build Construction, we deliver more than quality craftsmanship—we provide dependable construction and roofing solutions that protect your property, enhance its value.

Roof Replacement

Where a building does have a pitched roof, replacement means a full tear-off and a proper look at the deck. Passaic’s older sheathing is often soft in patches and has to come out before new material goes on. Details on roof replacement.

Roof Repair

On the mixed and pitched buildings: chimney and parapet flashing, valleys, cracked pipe boots, and the junction where a pitched section meets a flat one. We find the actual entry point — water in a building this old rarely comes in directly above where it shows. See roof repair.

Storm Damage, Chimney and Skylights

We also handle gutters and downspouts, siding, chimney flashing and crown repair and skylights — worth knowing, because a tenant reporting a ceiling leak is often a siding or chimney problem rather than a roof problem.

Flat Roof Repair and Replacement

We work in EPDM rubber, TPO and modified bitumen. On a Passaic building, the failures we find most are open or shrinking seams, blocked drains and scuppers causing water to sit, blistering where moisture is trapped under the membrane, and terminations at parapet walls that were never properly flashed. The critical question on any flat roof is whether the insulation underneath is still dry — if it’s saturated, no amount of surface patching helps.

We check, and we tell you. Full detail on flat roof repair and replacement.

Storm Damage

Heavy rain plus a blocked drain is the most common emergency here — water sits on a roof that was never designed to hold it. We tarp fast and handle full storm damage repair with documentation for your insurer.

The Roofs We See Around Passaic

Dundee and the streets near the old mill district hold some of the city’s oldest housing — wood-frame multi-family, tightly packed, and roofs that have been layered and patched by a long succession of contractors. Tear-offs here regularly turn up surprises in the deck, which is why we build a deck allowance into the estimate rather than surprising you with a change order on day two.

The Third Ward and the streets off Main Avenue are dense multi-family and mixed-use — flat roofs, parapet walls, and roof drains instead of gutters. The parapet is the weak point: the coping joints and the flashing where the membrane turns up the wall. That’s where we find water getting in far more often than in the open field of the roof.

Passaic Park is the exception in the city — larger single-family homes on proper lots, more pitched roofs, more conventional shingle work, and some genuinely handsome older houses with real roof detail worth doing properly.

Along Monroe Street and the southern blocks toward the Clifton line, it’s two- and threefamily homes with flat rear sections, similar to what we work on across the river in Garfield and down in Belleville.

Working With Landlords and Building Owners

A large share of our Passaic work is for people who own the building but don’t live in it:

Photographs with every estimate, so you can compare buildings and decide where this year’s money goes.

Honest triage. If a roof has five years left and needs a $1,200 repair rather than an $18,000 replacement, we’ll say so.

Tenant coordination — notice, access, keeping entrances and parking usable.

Complete documentation — itemised scope, materials named, permit paperwork, written warranty. The file you want at refinance or sale.

How Working With Us Actually Works

  1. Call or text (862) 374-7900.
  2. We come to the building, usually within 24 to 48 hours, and get on the roof.
  3. We show you the photographs and explain the failure, including whether the insulation below is wet.
  4. You get an itemised written estimate.
  5. We pull the permit, do the work, clean the site, and walk it with you.

We don’t have a showroom, so you’re not paying for one.

Storm and Weather Damage in Passaic

Ponding after heavy rain — a blocked drain or scupper on a flat roof, the single most frequent emergency call in this city

Wind lifting membrane edges and parapet flashing after a nor’easter

Seam separation on older membranes, letting water track sideways for metres before it shows inside

Ice buildup at drains and scuppers in a January freeze-thaw

Active leak? Say so when you call. We tarp first and diagnose after.

Permits and Inspections in Passaic

Roof replacement in Passaic requires a permit, and the contractor must be registered with the New Jersey Division of Consumer Affairs. We handle the permit and inspection scheduling. On multi-family and mixed-use property, keeping that paperwork clean matters at sale, at refinance, and at insurance renewal.

Frequently Asked Questions

Sometimes. If the membrane is intact, the seams are sound, and the insulation underneath is dry, a coating or a targeted repair can buy real years. If water has already got into the insulation, coating over it seals the moisture in and the roof keeps failing from below. We check for that before recommending either.

EPDM is black rubber, durable and straightforward to repair. TPO is a white membrane that reflects heat, which can help with cooling costs on an upper-floor apartment. Modified bitumen is a torch- or self-adhered asphalt system that suits some roofs better than others. Which one is right depends on your roof’s condition, drainage, and how long you plan to hold the building — and we’ll explain the trade-off rather than just installing whatever we prefer.

No. A flat roof isn’t flat — it’s built with slight slope toward drains or scuppers. Standing water means the drainage is blocked, the roof has settled, or the insulation below has compressed. All three are fixable, but they’re different fixes.

Yes — small apartment blocks and mixed-use buildings are a large part of our Passaic work.

It comes down to square footage, the number of penetrations and drains, whether the existing membrane has to be stripped, and how much wet insulation needs replacing. We measure and inspect before quoting; anyone giving you a number by phone hasn’t seen your roof.

No. We come to the building and you get the estimate on site.

Because water travels. It gets under a membrane at one point and runs along the deck until it finds a seam or a fastener hole, which can be a long way from where it entered. Chasing the stain is how a roof gets patched five times without being fixed.

Yes — registered with the New Jersey Division of Consumer Affairs, with liability insurance and workers’ compensation. We’ll give you the certificate before work begins.

Most small multi-family roofs run two to four days. Larger buildings and roofs needing significant insulation replacement take longer. We give you a real schedule.

Yes — workmanship warranty on our labour plus the manufacturer’s warranty on the membrane, both in writing before work starts.
